What is an EICR?

An Electrical Installation Condition Report (EICR) is used to assess whether an electrical installation is safe for continued use.

During an inspection, we check things such as:

• Protective devices
• Signs of damage, deterioration or overheating

As a landlord

Landlords in England must have electrical installations in privately rented properties inspected and tested by a qualified person at least every 5 years, with a copy of the report provided to the relevant parties.

Moving into an older property

If you don't know when the electrics were last inspected, an EICR can identify potential problems before they become more serious.

After alterations or extensions

If a property has undergone significant electrical alterations, an inspection can help establish the condition of the installation.

For peace of mind

Electrical installations deteriorate over time. An EICR can identify issues before they develop into potentially dangerous faults.

What happens during an EICR?

Our electrician will carry out a visual inspection followed by electrical testing of the installation.                                                                                                                       Depending on the size and complexity of the property, this may involve temporarily switching off some electrical circuits so that the necessary tests can be completed safely.

Once the inspection and testing are complete, you'll receive an Electrical Installation Condition Report detailing the findings.

What do the EICR codes mean?

Your report may contain different classifications depending on what is found.

C1 – Danger Present

Immediate danger is present and urgent action is required.

C2 – Potentially Dangerous

A defect or issue has been identified that could present a danger and requires urgent attention.

C3 – Improvement Recommended

An improvement is recommended, although the issue does not meet the criteria for C1 or C2.

FI – Further Investigation Required

Further investigation is required to establish whether a potentially dangerous condition exists.

Not every issue found during an EICR means that your entire electrical installation needs replacing. We'll explain the findings and advise you on any remedial work that may be necessary.

EICRs for landlords

If you're a landlord, maintaining safe electrical installations is an important legal responsibility.
